Pavilion Damansara Heights · Phase 2

Imperial Residences and Royal Suites share the Pavilion Damansara Heights address, but they answer quite different housing needs. Imperial starts with much larger homes. Royal stretches from compact suites to family and dual key layouts.

The useful comparison isn’t which tower sounds more luxurious. It’s which floor plan gives your household the rooms it will actually use.

Imperial: start with who needs their own room

The main Imperial layouts shown by the developer range from 3,380 to 4,090 sq ft. An ensuite is a bedroom with its own bathroom; a lanai is a sheltered outdoor living area.

Imperial’s listed layout choices
Layout and sizeRoom arrangement
H1 · 3,380 sq ft4 ensuites + lanai
H1A · 3,380 sq ft3 ensuites + studio + lanai
H2 / H2A · 4,090 sq ft4 ensuites + lanai

H1 and H1A are worth comparing side by side because the overall size is identical. If four people need separate bedrooms with attached bathrooms, H1 is the more obvious starting point. If three bedrooms are enough, look closely at how H1A’s studio would work for your family.

Don’t count the studio as another identical bedroom. Check its entrance, bathroom arrangement and connection to the rest of the home on the plan.

H2 and H2A add 710 sq ft over H1, but still list four ensuites. That is a reason to examine where the extra space goes, not assume you’re gaining another bedroom. Think about dining, storage and the way you host guests before paying for space you may barely use.

Royal: similar sizes can mean different homes

Royal’s published range is 452 to 1,679 sq ft. Its developer floor plans distinguish suites, bedrooms and studies, which matters more than a broad “one to three bedroom” label.

S1 is a 452 sq ft suite and S2 is 538 sq ft. Start there if you want a compact base, but look beyond the bed: where would you put luggage, laundry and a proper desk?

J2 · 753 sq ft

One bedroom plus a study. Worth examining if a workspace matters more than a second bedroom.

J3 · 743 sq ft

Two bedrooms. Slightly smaller overall, but a different room arrangement for someone needing that extra bedroom.

That 10 sq ft difference is tiny compared with the change in how the rooms are divided. A couple working from home and a household needing separate sleeping rooms could reach different decisions.

For more space, M1 lists two bedrooms plus a study at 1,119 sq ft, while M2 offers three bedrooms at 1,550 sq ft. Mark your furniture onto the plan before deciding that the larger option automatically works better.

Would you actually use a dual key layout?

Royal DK1 is 1,302 sq ft and DK2 is 1,679 sq ft. Both are listed as two bedrooms plus a studio in a dual key arrangement. DK2 provides 377 sq ft more overall.

A family might consider this arrangement for an adult child or visiting relatives who want some separation. Walk through an ordinary day on the plan: who uses which entrance, where does everyone cook, and how do you move between the spaces?

Compare the home, not just the address

Phase 2 is being marketed separately from the completed Windsor, Regent and Crown towers in Phase 1. Ask for the construction progress and contractual delivery terms of the specific tower, especially if you need to move by a fixed date.

For an initial shortlist, Jacee New Launch’s Pavilion Damansara Heights Phase 2 layouts brings Imperial and Royal together. Compare the exact unit, parking allocation, included fittings and payment schedule rather than treating a displayed plan as proof of availability.

Our Pavilion Damansara Heights living guide covers the mall and daily surroundings. For the recurring bill, use our maintenance fees guide; don’t apply one tower’s estimate to another without checking.

Start with Imperial if you genuinely need its larger room arrangements. Start with Royal if you want to compare compact, family and dual key options. Still deciding whether an integrated development suits you? Explore the wider Damansara Heights area guide before narrowing the search.
