Choose a starting point, not a postcode
For a family using a Mont Kiara school, start near that campus. For a household that wants Publika as its regular shopping and dining stop, start in Solaris Dutamas. If neither matters to you, there is no reason to pay extra for convenience you will not use.
This is a shortlist of four neighbouring areas, not a ranking of every neighbourhood in northern KL. Here is where we would begin for different everyday needs.

These are starting points, not promises that every nearby home is walkable or that every child will receive a school place.
Mont Kiara: choose the school before the condo
Mont’Kiara International School is at 22 Jalan Kiara. Garden International School’s main campus is at 16 Jalan Kiara 3. Those are different destinations, so “near international schools” is not enough to tell you which home makes your morning easier.
For a family with a confirmed place at either school, we would favour a suitable home around that campus over a larger unit chosen mainly for its facilities. A school journey happens repeatedly; an impressive pool may matter less to your week.
If school is not part of your life, start with the Mont Kiara lifestyle guide. Groceries and dining may still make it a good fit, but another household’s reason to live here does not have to be yours.
Dutamas: choose the Publika pocket if you will use it
Publika is in Solaris Dutamas on Jalan Dutamas. It is not Solaris Mont Kiara. If you want the gallery as a regular shopping and dining stop, begin with homes in or immediately around Solaris Dutamas rather than searching the entire Dutamas area.
We would give this pocket priority for someone who works from home and wants meals or shopping close to the place they spend most of their day. A home farther away might still suit you, but it is a different proposition if every visit starts with a drive.
Use the Dutamas area guide to explore this shortlist. We would not call the whole district cheaper than Mont Kiara without comparing similar homes.
Sri Hartamas: the mall and school are different destinations
Hartamas Shopping Centre is on Jalan Sri Hartamas 1. Garden’s Early Years Centre is at 1 Jalan 41/70A, Desa Sri Hartamas. A home convenient for one is not automatically convenient for the other.
For a family attending the Early Years Centre, we would start in Desa Sri Hartamas rather than around Garden’s main Mont Kiara campus. For a household that wants Hartamas Shopping Centre as its regular stop, use the mall as your search reference instead.
Garden lists both campus addresses. That distinction is much more useful than a listing that simply says “near Garden International School”.
Segambut: choose the station, not just the district
Segambut and Segambut Utara are separate KTM Komuter stations. Segambut Utara sits between Kepong and Segambut on the rail line. A listing saying “near KTM” should identify which station it means.
For a regular rail commuter, we would favour a home with a straightforward route to the station over a larger unit that needs a separate car journey. Start from the usable entrance, not the railway tracks or the centre of a map marker.
Use KTMB’s current timetable for the service you would take. A missed train can change the journey considerably, so do not substitute an MRT frequency or a driving time for the actual commute.
We would choose a Segambut home because its layout, cost and route work today, not because a salesperson promises the area will become “the next Mont Kiara”.
How to narrow four areas to two
Keep the area that solves your main daily journey, then one alternative that gives you a better home within the same total budget. For example, a school family might compare two suitable homes around the campus before expanding to another district. A household centred on Publika could compare Solaris Dutamas with its nearest suitable alternative, rather than view homes across all four areas.
